Welcome to Elvico

Elvico was founded by Toby Lambert, a Chartered Surveyor with over 20 years of property experience having started his career in St Albans in 1996. Since becoming chartered in 2004 Toby has predominantly operated in the Home Counties and London, working for some of the leading property and house building companies, more recently as Development Director for a FTSE 250 Plc. He brings with him a wealth of local knowledge.

His vision for Elvico is to be a promoter of land for residential led schemes, where a sense of community and design quality are at the heart of its planning ethos.

Area of Operation

We are focused on the counties of Hertfordshire, Bedfordshire, Buckinghamshire, Oxfordshire, Cambridgeshire and Essex. 

Land Requirements

Elvico is actively seeking land for development in the counties of Hertfordshire, Bedfordshire, Buckinghamshire, Oxfordshire, Cambridgeshire and Essex. We are primarily targeting sites that can deliver 1 to 100 units, although larger sites will be considered, with the focus on well established commuter towns and strong village locations within striking distance of road and rail links.

We understand that land can be secured in a number of ways and we have the flexibility to tailor the deal structure to suit the landowners’ individual circumstances. Typically these include:

Subject to Planning (STP)
A conditional purchase which on receiving planning permission obliges Elvico and the landowner to complete the transaction.

We will purchase sites unconditionally where they are likely to gain consent in the near future.

Option Agreement
This form of contract pays an option fee to the owner to secure the site for a defined period while we actively seek planning permission. Once planning is secured we have the option to acquire the freehold interest of the site at a discounted rate.

Promotion Agreement
Similar to an Option Agreement although the main difference is that on receipt of planning permission the site is sold in the open market with a pre-emption on our costs.  

Joint Venture
The landowner is able to share in the upside potential from a development in return for sharing some of the risk.
